TJ Brayne has begun work on the 100,262 sq ft industrial development at Socius Works in Smethwick as a subcontractor for Benniman.
Following the demolition and remediation of the existing structure and surrounding area, TJ Brayne will deliver the groundworks and civils package, including:
The works will provide the infrastructure needed to bring the new BREEAM Excellent industrial unit to life. This includes laying its foundations, installing attenuation tanks and a drainage network to manage surface water across the highly constrained site, and bringing in the services required by the building. TJ Brayne will also construct the external service yards and complete the wider external works, creating the base for the remainder of the development.
Socius Works is the latest example of TJ Brayne's growing track record in industrial groundworks, drawing on deep experience across drainage systems, excavation, attenuation solutions, road formation and wider civil engineering support.
With demolition now underway, work is set to progress steadily over the coming months as the site is transformed into a new home for Logicor's growing logistics portfolio.
